No smoking allowed. Fireplaces are turned off during the off season of end of April-end of September STR License #: STR-2024-230 There are two security cameras: one at the front door and one by the back steps. Both only monitor the stairs, not the areas where you'll be relaxing. When booking this property, you (guest) agree to the following House Rules & Rental Policies: Thank you for choosing our home. We are committed to providing a clean, comfortable, and enjoyable stay. The following policies are intended to protect both our guests and our property and help ensure a positive experience for everyone. Check-In & Check-Out Check-in is at 4pm CT, unless otherwise approved. Check-out is at 11am CT, unless otherwise approved. Unauthorized late check-outs may result in additional charges if they interfere with cleaning or incoming reservations. Registered Guests Only the guests included on the reservation may occupy the property unless prior written approval has been obtained. Parties, events, or unauthorized visitors are not permitted. Respect for the Property Please treat our home with the same care and respect you would your own. Guests are responsible for any damage caused during their stay beyond normal wear and tear. Please report any maintenance concerns or accidental damage as soon as possible so we have the opportunity to address them promptly. Internet & Amenities We strive to provide all advertised amenities, including Wi-Fi, Smart TV, sauna, cold plunge, hot tub, and other conveniences, to enhance your stay. These amenities are provided in good faith but many depend on third-party providers and equipment that may occasionally experience interruptions beyond our control. If an issue occurs, we will make reasonable efforts to troubleshoot and restore service as quickly as possible. Temporary interruptions caused by internet service providers, utility companies, severe weather, equipment malfunctions, scheduled maintenance, or other circumstances beyond our control do not constitute a material breach of this rental agreement and, by themselves, do not qualify for refunds, discounts, or other compensation. Cold plunge available. Please note: the plunge does not include an active chiller and is cooled using ice. Mechanical Issues Our home is professionally maintained, but mechanical systems and appliances can occasionally malfunction unexpectedly. If an issue arises, please notify us immediately. We will make reasonable efforts to repair or replace affected equipment as quickly as practical. Guests agree to provide the opportunity for us to resolve any reported issue during their stay. Natural Environment Our home is located in a beautiful wooded setting. As with any forested environment, you may occasionally encounter spider webs, insects, pollen, leaves, pine needles, mud, or other naturally occurring outdoor conditions, particularly around decks, outdoor lighting, patios, and the fire pit. Wildlife is common and may include deer, birds, squirrels, insects, snakes, and other native animals. Please remain aware of your surroundings, and do not approach or feed wildlife. These naturally occurring outdoor conditions are part of the property’s environment and do not constitute housekeeping or maintenance issues. Weather & Utility Interruptions Weather conditions may temporarily affect outdoor amenities or utility services, including electricity, water, internet, or television. While we will work diligently to assist when possible, interruptions caused by weather, utility providers, road closures, or other events beyond our control do not qualify for refunds or compensation. Fire Pit, Fireplaces & Outdoor Areas Use the fire pit only if local burn restrictions permit. Guests assume responsibility for: Following all posted safety instructions. Never leaving a fire unattended. Fully extinguishing fires before leaving the area. Outdoor amenities may occasionally be unavailable due to weather, maintenance, or safety concerns. Fireplaces (inside and outside) are turned off during the off-season (end of April through end of September). Grilling If using the grill: Clean it after use. Never use the grill indoors. Use at your own risk. Quiet Hours Please respect our neighbors and the peaceful nature of the area by observing quiet hours from 10:00 PM to 8:00 AM. No Smoking. No hookah, e-cigarrettes, weed, cigars, smoking, or vaping of any product or substance (collectively, “Smoking”) is permitted in the Accommodations. If Guest does engage in Smoking in the outside area of the Premises, Guest is required to clean up all remnants and never throw them into wooded areas because of wildfire risk. Any remnants found outside or on the front or back deck of the Accommodations will incur an additional cleaning fee. If Smoking of any kind is detected by our cleaners in the Accommodations, Guest will be liable to pay a $700 fee for smoke removal/ozone treatment. Pets No pets are permitted on the property, with the exception of a service animal as defined by the Americans with Disabilities Act. Safety Guests use the property and all amenities at their own risk. Lost Items We are not responsible for personal belongings left behind. If an item is found, we are happy to arrange its return at the guest’s expense, including shipping and handling costs. Opportunity to Resolve Issues If anything does not meet your expectations, please contact us immediately during your stay. We are committed to addressing legitimate concerns promptly. Refund requests based on issues that were not reported during the stay, or that we were not given a reasonable opportunity to resolve, may be denied except where required by applicable law or applicable Airbnb policies. Circumstances Beyond Our Control We are not responsible for interruptions or inconveniences caused by events outside our reasonable control, including but not limited to severe weather, utility outages, internet service disruptions, road closures, government actions, or other force majeure events. We will make reasonable efforts to assist guests whenever possible. Guests are also required to sign a rental agreement prior to being allowed access to the property. If you experience any issue during your stay, please notify us immediately through the booking platform. We are committed to resolving problems as quickly as possible. Issues reported only after checkout, without giving us the opportunity to address them during your stay, may not be eligible for compensation except where required by the platform’s policies.
